What RentalHunter is
RentalHunter is a filter-first search for a furnished home, starting in Pune. A seeker saves a hunt. A partner lists a home they are allowed to offer. We are not the landlord, the broker of record, or an escrow agent.
Payments and Grabs
Partners pay only for a lead they Grab. The Grab fee is shown in INR at checkout and collected by Razorpay. It is not rent, a deposit, or key money.
Rent and the security deposit are paid to the landlord or the partner under their own agreement. RentalHunter never holds rent or deposits and never sees card or UPI credentials.

For seekers
Alerts are best-effort and depend on live partner inventory. An empty result means we do not have a match yet. We do not invent listings.
Budgets for Pune are in rupees unless you explicitly choose another currency. A locality filter is exact: Baner does not return Hinjewadi.
You may add a phone number and ask for it to be verified. WhatsApp verification, when it is connected, works by you sending a prefilled message to our business number. Until then, verification is a manual admin check. A verified badge means that check succeeded. It is not a guarantee of a home.
Each query asks for your consent on its own, not as a blanket yes. You answer two separate Yes/No choices: “Share my email with partners whose listings match my requirements” and “Share my phone number only with the partner whose property I shortlist.” You can withdraw that consent for a query from your query dashboard.
Before a partner pays for a Grab, they see anonymized demand only. They do not receive your name, email, or phone.
A partner initiates contact only after Grabbing and paying for the lead. That partner creates a unique link for the inventory that matches your query and sends the link to you by email, if you answered Yes to sharing your email. Your query dashboard also lists those inventories as match results. Your phone number is not shared at this stage.
You shortlist the properties you like and express interest. Only the partner who owns a shortlisted property receives that confirmed interest and your phone number, and only if you answered Yes to sharing your phone.
A partner may use your details only for that query and those listings, not for other listings, marketing, or resale. You deal with the landlord on rent, deposit, and the lease.
For partners
You are responsible for your listings, prices, availability, fulfilment of a viewing, and customer service.
You are responsible for your own tax, licensing, and legal compliance, and for offering only homes you are allowed to offer.
Publish only a home you are allowed to offer. Mark it rented or unavailable so it leaves seeker browse and matching. A shared shortlist may only include homes that fit the tip’s city, locality, budget, and stay. AC and attached bath stay unconfirmed until you confirm them.
A Grab is a paid intro, charged in INR through Razorpay. Before you pay, you see anonymized demand only: city, locality, budget, stay, and move-in. You do not receive the seeker’s name, email, or phone. Unpurchased leads expire 7 days after they are created.
You initiate contact only after you Grab and pay. You then create a unique link for the inventory that matches the lead and send that link to the seeker by email, if they consented to share their email for that query. Their query dashboard also lists those homes as match results. You do not receive the phone number at this stage.
The seeker shortlists properties and expresses interest. You receive the confirmed interest and the phone number only when you own a shortlisted property, and only if they consented to share their phone for that query.
You may use seeker details only for that query and those listings. You may not use them for other listings, for marketing, or for resale.
We may suspend a partner who lists a home they cannot offer, misuses seeker data, or misrepresents a listing.
Acceptable use
Use RentalHunter for a lawful housing search and for listings you are allowed to offer.
Do not scrape, bulk-harvest, or resell lead data. Do not try to pull a seeker’s email or phone out of anonymized demand.
Do not post an illegal, discriminatory, or misleading listing, or a home you do not have the right to offer. Do not send spam, malware, or a verification message you did not request.
Do not impersonate another person, reuse a phone number that is not yours to receive a verification, or interfere with the site, the payment flow, or another account.
We may remove a listing, refuse a Grab, flag a phone as suspected fake, or suspend an account that breaks this policy. A flag does not delete the account.
Pre-launch status
The platform is in beta. Features may change, and alerts and availability are best-effort with no uptime guarantee.
Liability
The service is provided as is. RentalHunter is an intermediary between seekers and partners and is not liable for a partner’s home, the lease, delivery of possession, or a rent or deposit refund, to the extent permitted by law.
Governing law
These terms are governed by the laws of India. Courts at Pune, Maharashtra have exclusive jurisdiction.
Pre-launch policy - a lawyer-reviewed version will replace this before public launch.
